₹2.5 crore for a 3BHK at Smartworld The Edition sounds good, but I'm worried about the amenities. Brochure mein toh sab dikha dete hain, but real mein clubhouse kitna use hota hai? My parents keep saying these fancy facilities just add to the maintenance. Is it just a show-off for tenants or actual value? Also, promised amenities vs. what's delivered at possession? Kitna difference hota hai? I'm investing for rental yield and future resale, so I don't want to pay extra for ghost facilities. What's your experience with such projects in Gurugram?

The actual price range for Smartworld The Edition is ₹5.7 Cr – ₹7.5 Cr as per RERA, not ₹2.5 Cr. That's a huge difference. And the possession date is 2031-02-01. That's almost 7 years away! Investing for rental yield with such a long wait and high price seems very risky. What if the market changes drastically by then? And the RERA number is RC/REP/HARERA/GGM/756/488/2023/100, which confirms the project details. Has anyone invested in projects with such a long possession timeline in

Absolutely. Amenities are mostly for marketing. Delivery is a different story. Rental yield ke liye toh basic facility bhi kaafi hai.
Sahi baat hai. My brother bought a flat in Basai, they promised a swimming pool and sports complex. Pool is always dirty, sports complex is never fully functional. Just adds to the monthly bill. For investment, these things rarely matter unless you target a very niche renter.

Totally agree with you on the price point, it's super high. And amenities are a trap! Maintenance charges kill your rental yield. Mera toh yahi experience hai.
Exactly! I checked Smartworld The Edition too and the prices are definitely in the ₹5.7 Cr+ range. Maybe the original poster saw a different project or an older phase? As for amenities, I booked a flat near Badshahpur a few years back, they promised a grand clubhouse by possession but it's still half-built. It just adds to the common area maintenance without any benefit. Be very careful with what's committed vs. what's delivered.
