Gurugram's premium charges are a money trap for investors
Floor-rise premium and PLC are total scams, honestly. Just moved into my 3BHK in Sector 89A last month, possession was in March. The total cost ended up being way higher than initial quotes, largely due to these 'premium' charges. Builder ne bola tha location ka future bahut bright hai, but ab lagta hai just extra paisa nikalne ka tareeka tha. I'm wondering, do these FRCs and PLCs actually add any real resale value? Ya sirf builder ka profit margin badhane ke liye hain? I paid a pretty penny for a higher floor and a 'park-facing' unit from Cellular Consultants Private Limited, thinking it's a good investment. But now, seeing the market, I'm not so sure. Is this just a Gurugram thing? I mean, are these premiums worth it long-term for an investor or just a way to squeeze more out?

Dekho, FRC and PLC are technically for location advantage or better views. Park-facing units do usually command a slightly better price in resale, but not enough to justify the huge premium builders charge sometimes. High floor ka toh in India utna value nahi milta, unless it's a very tall building with genuinely superior views. My advice would be to always negotiate hard on these, ya fir base floor, non-facing unit le lo if budget is tight. Builder ka profit margin toh badhta hi hai, no doubt.
This isn't just a Gurugram thing, but it's definitely more pronounced here because of the 'premium' tag. The current market conditions are also not helping; resale value isn't appreciating as fast as builders promise. Ek friend ne Airport Road pe liya tha, usko bhi laga tha accha return milega, but abhi toh ROI bahut slow hai.
Cellular Consultants? Which project specifically are you talking about, OP? And kitna FRC/PLC charge kiya unhone per sqft?
Haan, 89A mein hi hai. PLC was around 350/sqft for me, FRC was 60/sqft per floor. Bahut zyada hai.
I think OP is talking about their project in Sector 89A. Cellular Consultants have a few ongoing there. I heard they were charging around ₹300-400 per sqft for PLC (park facing/corner) and ₹50-70 per sqft for each floor rise. It varies project to project, but that's the ballpark.
Bhai, same pinch! I almost booked a flat near Badshahpur last year, and the sales guy was so pushy about the 'exclusive' park-facing unit and higher floor. They added almost 15% extra just for FRC and PLC. Luckily, I backed out because the RERA possession date kept getting pushed. Cellular Consultants ka track record toh waise bhi theek nahi suna hai, especially in Gurugram. I wonder if it ever pays off in resale, as the original post mentioned.
That's a close call you had! Good you backed out. But out of curiosity, when you almost booked near Badshahpur, did they also try to push any other hidden charges beyond FRC and PLC? Builders are notorious for that.
Totally agree with the original post! Yeh FRC aur PLC toh bas builders ka naya tareeka hai extra lootne ka. I'm also looking in Gurugram, and the difference between base price and final cost after all these 'premiums' is insane. Lagta hai first-time buyers ko hi target karte hain.
