₹95 lakh for a 3BHK in Gyan Khand? Seriously, is anyone else feeling these prices are just plain *overhyped* now? I'm currently in a 2BHK in Vasundhara, thinking of upgrading to a 3BHK here, but the jump feels insane. My budget is around ₹1.2Cr, but for that, I expect more than just 'Indirapuram ke paas hai'. Everyone talks about infrastructure, but is it *that* good to justify such a premium? Metro connectivity *sahi hai*, but daily commute is still a pain. I don't see the real value for money in Gyan Khand anymore. Are people actually paying these numbers without major negotiation? Or am I just missing something huge that makes it worth it? Change my mind if you disagree.

While the prices seem high, we also need to consider the appreciation factor. Gyan Khand has seen decent growth over the past few years, better than some other parts of Ghaziabad. However, I agree ₹95 lakh for a standard 3BHK without premium amenities is steep. My advice: check out resale flats. Sometimes you get better deals, especially if the owner needs to sell quickly. Don't just rely on new projects. Also, look at areas like Abhay Khand, might find something reasonable there if you're open to a little more commute.
True that. My friend bought in Gyan Khand 3 years ago for ₹60 lakh, now they're asking ₹90 lakh for a similar unit in the same society. Builders know people want to be near Indirapuram, so they're just milking it. Be careful, a lot of projects have hidden costs and delayed possessions too.
Bhai, you're not missing anything. I recently checked a project near DPS Indirapuram in Gyan Khand, they quoted ₹6500/sqft for a 3BHK. RERA details show the base price is much lower. Plus, the maintenance charges are sky-high, sometimes ₹5-6 per sqft. Is this the new normal for Ghaziabad? Aur negotiation ka scope toh zero lagta hai, they act like they're doing us a favour.

You're right about the per sqft rate. My cousin booked in a reputed project last year, and after all charges (IFMS, power backup, parking, club membership), it touched ₹7000/sqft. RERA base price was ₹5800. These hidden costs are the real deal-breakers, they add almost 10-15 lakh extra. Aur Ghaziabad mein market conditions abhi buyer-friendly nahi hain, that's for sure. It's a seller's market.
Nahi yaar, negotiation toh ho jaati hai, but not much. Max 2-3% on the quoted price, that too if you push hard for weeks. Builders are confident, they know demand is there. I managed to get a small discount on a flat in Ahinsa Khand II last month, but it was a proper fight, felt like I was buying gold.

Market mein brokers ne aag laga rakhi hai. No transparency at all. Har koi bas apna commission dekh raha hai, humari budget ki koi fikar nahi.
Haan bhai, same here. I inquired about a 2BHK and they quoted ₹72 lakh just last week. The market is definitely overheated for sure. Lagta hai hum jaise first-time buyers toh loan leke bhi afford nahi kar pa rahe.
