Not proud of this, but I think I might have messed up my payment plan strategy with Salarpuria Sattva. I'm looking at a 3BHK in Habsiguda, price is around ₹1.8 Cr. They're pushing construction-linked plans hard. As an investor, isn't paying more upfront for a better bulk discount smarter for ROI? Matlab, construction-linked mein interest cost badh jaati hai. My previous property mein I got a decent spot discount for more down payment. Any thoughts on negotiating this? Especially with builders like My Home or Aparna, is their approach different? What's the scene?

See, with My Home, they are generally more flexible. My cousin bought in My Home Bhooja last year and got a good 5% discount for paying 40% upfront. Salarpuria Sattva is known to be a bit rigid with their payment structures, especially in prime areas like Habsig
But isn't construction-linked safer if the project gets delayed? What if you pay upfront and then the project stalls for years?
Totally agree with this. RERA agreement mein penalty clauses check kar lo. That's your only real safeguard against delays when paying upfront.

But for investors, the opportunity cost of that extra interest for 3-4 years is significant. If you can get a 5-7% spot discount for 30-40% upfront, that's almost like getting a year or two of rent in advance. The key is to check the builder's RERA compliance and past project delivery history very carefully. Salarpuria Sattva generally delivers, but delays can happen anywhere.
That's a valid point about safety, but the interest cost during construction can be huge. If the builder has a good track record, then paying more upfront for a discount might still be better. What do others think?
