Hadapsar property appreciation is already capped.

Since last Diwali, I've been eyeing 3BHK upgrades. Currently in a 2BHK near Hinjewadi, I'm considering Hadapsar. Beyond the IT boom, what are the hidden risks for long-term investment here? Prices feel steep. Is the appreciation potential still real, or are there red flags for future ROI?
