Budget finalised, loan pre-approved for an upgrade. Everyone glorifies Happy Homes' amenities, but I think they're mostly just for show, not actual daily use. I'm currently in a 2BHK, thinking of upgrading to a 3BHK there. Is the community vibe genuinely friendly, or is it isolated? Is the price jump worth it for amenities that might be underutilised? Disagree? Tell me why.

Coming back to the upgrade question, OP. You're moving from a 2BHK to a 3BHK. What's the actual price difference you're looking at for Happy Homes? The range is ₹20 L – ₹65 L, which is quite broad for just 20 units. In today's Delhi market, prices are already quite high, especially for ready-to-move-in properties. Are you sure you're getting enough value for that jump, or is it mostly for the amenities you're skeptical about?
I'm a bit concerned about the RERA status mentioned in the project data – 'Rera Not Applicable' for Happy Homes. How is that even possible if it's a completed project with 20 units? My uncle got burned badly with a builder who didn't have RERA registration for his project in Anand Niketan, and possession got delayed by years. This makes me super nervous about trusting the builder, especially when they're asking for a premium for these so-called amenities. What if the quality isn't maintained long-term?

Honestly, I think it depends on your lifestyle. My friend lives there and loves the convenience of having a gym and a small grocery store within the complex. For me, the security and the overall clean environment that good maintenance provides are worth it. It's not just about using every single amenity daily, but having them available. For a 3BHK, you're looking at ₹8-10k easily just for common area upkeep, which includes these 'amenities.' As a budget-conscious buyer, that extra cost monthly is a huge deal-breaker for me. It really feels like a trap.
