Honestly, I completely underestimated how confusing this process is for an NRI. I'm based in Dubai, so can't do site visits often, which makes finding a good investment in Delhi tough. I'm eyeing a 2BHK at Happy Homes, but yaar, the quoted maintenance charges seem quite high. For the amenities promised, especially the clubhouse and gym, are they actually used daily or just sit empty? Does a fancy clubhouse really attract good tenants or just add to the EMI burden? I'm worried about unexpected costs eating into my rental yield if the service quality doesn't match the charges.

Yaar, I completely get where you're coming from. My cousin also looked at Happy Homes last year for a 2BHK, and the maintenance charges were a huge red flag for her too. For ₹20 L – ₹65 L range, these charges can really eat into your budget, especially if you're planning on rental income. She ended up dropping it because she felt the amenities, though fancy, wouldn't justify the recurring cost. Plus, Rera Not Applicable? That always makes me a bit nervous about builder accountability, no matter how small the project.
