Harivishva Skyfinia: Pre-launch pricing ka asli game?

Budget finalised, loan pre-approved — now stuck on Harivishva Skyfinia Phase 1 for investment. I work in real estate, but buying for myself is different, yaar. Dekh raha hoon pre-launch se ab tak kitna price jump hua hai. Kya capital appreciation forecast abhi bhi strong hai, ya most of the upside is gone? I know what builders don't always tell you about true price trends and pre-launch pricing. Builder ka track record toh theek hai, but investor ratio vs end-user ratio ka kya scene hai yahaan? Don't want to end up in a ghost society, you know. Pune mein upcoming projects ke liye price trend kaisa hai generally? Is it still a good entry point? Should I consider this for long-term wealth creation, ya short-term flip better hai?
