Has 'Affordable Housing' peaked for ROI?

Spent the whole Sunday checking out options in the Affordable Housing Projects corridor. Honestly, fed up of renting; landlord increased rent again. EMI vs rent math ab samajh aa raha hai. But is this area already peaked for investment? Or abhi bhi value hai for good ROI? Which projects should I consider?
