Has Luxury Homes corridor in Greater Noida already peaked?
Resale of existing property final ho gaya hai, and kids have moved out so we want something manageable. Looking at the Luxury Homes corridor in Greater Noida, but honestly not sure if prices have already peaked here or is it still undervalued? Need a low-maintenance flat near a hospital with working lifts. Which sectors give decent value right now?
Comments
Dekho, if you want something peaceful for retirement or post-kids phase, do not look at it as an investment that must double. Take a flat in an occupied society where maintenance team is actively working on ground. Ajayabpur side is way too far and raw, so stick to established pockets even if it costs a bit more. But tell me, did you actually visit any society in person yet or still just browsing online portals?
I am honestly so confused. On one hand, people say Greater Noida has already peaked, but on the other hand, every forum says prices will double once the new connectivity opens up. Hum jaise log savings daal ke phans gaye toh?
Looked at Alpha II recently because of proximity to Yatharth hospital. Location wise it feels so convenient for medical emergencies, but prices have jumped from 4500 per sqft to almost 7500 in just two years. For our middle class budget, it feels like we missed the train and now we are just chasing an inflated bubble. Every broker gives a different figure, someone says 80 lakhs, someone says 1.1 Cr for the same layout. How does anyone even negotiate without feeling cheated?
Sahi keh rahe ho. I tried negotiating directly in Alpha-II Commercial Belt vicinity, but even owners are quoting crazy numbers now because of Jewar airport hype.
Jaise aapne bataya, brokers do quote arbitrary rates in Alpha II. Best way is to directly talk to the society RWA office or security desk to find genuine owners willing to sell without crazy markups.
Low maintenance and good lifts are my main worries too since my parents will stay with me. If lifts stop working, senior citizens will get totally stuck. Is power backup reliable enough across all these luxury societies in peak summer?
True, and you also have to check Alistonia Estate nearby. A colleague stays there and mentioned lifts are decently maintained, but right now registry issues and circle rate hikes in Noida-Greater Noida belt are creating massive confusion for buyers.
Power backup almost sabhi gated societies mein 100 percent dual meter pe hota hai, so lifts do not stop usually. But diesel generator charges separate aate hain bills mein and that can easily push your monthly outgo by 3000 to 4000 rupees extra every month.
Prices yahan bilkul peak pe lag rahe hain yaar! We saw a 3BHK quote in Greater Noida touching 1.4 Cr last Sunday and my hands were shaking. Resale mein itna high rate justify hota hai kya honestly?
Haan bilkul, justify toh nahi lagta for first-timers like us. But someone told me older sectors near Alpha I Greater Noida still have relatively sane rates if you hunt patiently, though lift reliability in older blocks is a big question mark.
I felt the exact same panic last week. The broker was pushing so hard saying next month 10 percent badh jayega, but I backed out because maintenance charges itself are around 4 to 5 rupees per sqft.
Kuch brokers Ajayabpur belt side bhi push kar rahe hain saying future appreciation bohot high hoga. Par meri toh himmat nahi ho rahi itna aage jaane ki, wahan abhi basic amenities kab aayengi pata nahi. Any update on what you decided finally, OP?
Arey Alpha II taraf dekha kya kisi ne? Wahan market ke paas flats hain par traffic ka issue lagta hai mujhe.
Alpha II me daily needs toh walk pe mil jaate hain, but main road traffic aur parking mess sham ko unbearable ho jata hai. Budget buyers ke liye thoda cheaper option hai compare to prime expressway sectors, but peaceful retirement vibe bilkul nahi hai wahan.
Bhai Alpha I me typically 2500 se 4000 ke beech aata hai for standard 3BHK flats, depending on society amenities. Waise peak hua hai ya nahi, Noida Authority registry issues aur stamp duty hike rumors ke baad market thoda confuse toh lag raha hai. Pichle 6 mahine me appreciation slow ho gaya hai.
Main toh honestly bohot darr darr ke shortlist kar raha hoon. We visited Alistonia Estate in Chi-3 last Sunday, location is okay and green area accha laga, but maintenance charges sunke budget hil gaya. 3 to 4 rupees per sqft bas maintenance ka maang rahe hain har mahine. Seniors ke liye lift breakdown ka problem nahi hona chahiye, par societies upkeep theek se karti kahan hain aajkal? Ek baar builder nikal jaye toh RWA aur residents ladte hi rehte hain.
Alpha I me average maintenance kitna aata hai per month? Kisi ko actual bills ka idea hai kya?
Lift upkeep wala point toh bilkul valid hai, mere parents bhi akele rehte hain and this is my biggest nightmare. But hospital proximity ke hisab se Kailash Hospital near Alpha I Greater Noida is quite dependable. Main wahan do saal pehle gaya tha ek flat dekhne, roads wide hain aur crowd bhi settled hai.
Bhai 8000 se 10000 per sqft bol rahe hain aajkal idhar, peak nahi toh aur kya hai? Pehle hi EMI ke chakkar me neend nahi aati, itna stretch karna theek rahega kya?
Aap low maintenance aur hospital access bol rahe ho na, toh Alpha I Greater Noida side check kiya? Wahan Yatharth hospital paas me padta hai aur established residential pocket hai. Par price correction ka wait karein ya abhi le lein, yahi sabse bada risk lagta hai.
Exactly mere dimaag me bhi yahi doubt chal raha hai. Ek broker ne kal 1.8 Cr quote kiya 3BHK ka, sunke hi chakkar aa gaya tha. Agar itna paisa lagana hi hai toh better options nahi milenge kya?
