Has Secunderabad property pricing finally hit a ceiling?
Has anyone tracked the actual transacted rates in Secunderabad over the last 18 months? From my experience, the data shows capital values jumped nearly 20%, but rental yields are stuck below 3%. I've seen this pattern before in older pockets. Most asking quotes are touching ₹8,000 per sqft now, actually wait, even higher for newer standalone blocks. Taking an entry now feels like an uncalculated risk if CAGR tapers off. Are folks still buying here or waiting for a correction?

Bhai 8k feels completely insane for older Secunderabad pockets. But then you hear Banjara Hills or Jubilee Hills touching 15k-18k, toh lagta hai maybe Secunderabad is still 'affordable' in comparison? Mind pura confuse ho gaya hai. Ek din lagta hai buy now before it goes to 10k, next day lagta hai wait for a crash.

He said Monday onwards price will jump by ₹300 per sqft, standard FOMO trick. Main toh chupchap nikal aaya wahan se. Does anyone know if standalone builders negotiate on registration value or are they totally rigid right now?
Sahi kiya token nahi diya! Mere dost ne emotional hoke diya tha, later loan eligibility mismatch hua and he had to fight for two months just to get 40k back.
They do negotiate a bit on basic rate, maybe 200-300 rupees maximum, but registration cost pe bilkul rigid hain because SRO market value rates got revised.
Honestly I feel pricing ceiling pe toh nahi aayi, but buyers ki capacity ceiling zaroor touch kar chuki hai. My family was pushing me to finalize a 2BHK near Begumpet last week, but the builder asked ₹8,400 per sqft plus floor rise charges. When I calculated the EMI with current 8.75% home loan rates, it came to almost 65% of my in-hand salary. How is an average salaried middle-class person supposed to service this EMI if rental yields are not even 3%? If tomorrow market drops 5%, I will be totally underwater.

Yes, Alwal mein actually rates jump huye hain recently because of the elevated corridor talks. Main toh khud confuse ho gaya hoon dekh kar. Savings sari down payment mein chali jayegi agar ye rates rahe toh.
