Have under construction prices in Faridabad peaked already?
Under Construction belt in Faridabad keeps coming up every time I shortlist something. My landlord raised rent again, so I'm finally taking the plunge. Fed up of renting tbh. But prices in the Under Construction segment seem to have jumped crazy high over the last 1-2 years, easily ₹15L to ₹20L up for a decent 3 BHK. My EMI vs rent math is getting stretched now. Is it actually worth buying right now, or should I wait for prices to cool down?

Did you end up finalizing any project, or are you still sitting on the fence? Every day I check PropTiger and 99acres, the numbers change and it just creates more confusion. Hard to say if waiting or buying is the right call right now.
Sector 35 is fine for connectivity, but do you think demand will sustain once all these under-construction towers hit possession together in 2026?
Sahi bol rahe ho, appreciation might slow down. I am just hoping to find something decent where the builder does not delay handing over keys. Half the nervous feeling is just trusting these delivery dates.
I really don't think demand will drop. A lot of folks shifting from South Delhi and Noida are looking at Faridabad because even at these inflated rates, it is cheaper than Gurgaon. But whether it will give 20% appreciation from here on is very doubtful.
Bhai, honest advice from someone who booked an under construction flat in Greater Faridabad 18 months ago. If you are stretching your budget by taking a 90% loan, stop right now. Delhi-Mumbai Expressway hype has already pushed rates sky-high, and if completion gets delayed by even one year, paying double cost of rent plus EMI will completely break your monthly savings. Ask the builder for their exact construction milestone schedule before signing anything.
Has anyone checked out Sector 35 recently? A broker told me that side still has some under construction inventory under ₹85L for a 3 BHK, but I am very doubtful about hidden charges. What is the actual on-road cost coming to over there?

In Sector 35, basic price will look like 85L, but add EDC, IDC, car parking, IFMS, and GST, and it easily shoots up to 98L to 1 Cr. I visited two sites there last Sunday. Take a proper cost sheet before giving any token amount, these builders don't reveal registry costs till the last minute.
