My 2BHK in Sector 78 feels cramped now, so I'm looking to upgrade to a 3BHK. Hawelia Central dekha hai, completed project hai. Price range ₹94L-₹1.6Cr hai. But is the carpet area actually efficient, ya sirf paper pe bada lagta hai? Also, daily life mein noise issue toh nahi hai? Kids ke school options kaise hain paas mein? Already home loan hai, so want to make sure the price jump is worth it. Koi rehta hai wahan, please share your experience... is it genuinely a good home?

Dekho, Hawelia Central is a completed project, so you get what you see, which is a huge plus compared to under-construction projects. No RERA delays ka tension. But yes, the layout efficiency is subjective. Some find it compact, others find it cozy. For kids, the internal amenities are good, but external school commute can be a factor. Ultimately, if you're upgrading with an existing loan, you need to weigh if the perceived 'upgrade' in space and amenities justifies the EMI jump and the actual usable area. Did you visit it multiple times at different times of the day to check noise levels?
Noise issue ka kya scene hai wahan? Sector 78 mein toh traffic noise bahut aata hai. Hawelia Central ke around commercial ya high-traffic areas hain kya? Aur schools, jaise aapne pucha, kaunse acche options hain for kids nearby, especially for primary grades?
Right now, Noida market mein resale properties mein negotiation ka scope hai. Don't rush into it. Builders are also offering good deals on new launches, so compare Hawelia Central's 2017 pricing with current market trends.
Be careful about the noise, especially if your balcony faces the main road. I've heard from a few residents there that the sound insulation isn't the best in older projects. Also, check the water pressure and lift maintenance history; these are common issues in projects that are 7+ years old. Don't just look at the shiny interiors.
Noise level depends a lot on your floor and which side your flat faces. Inner-facing flats are generally quieter. For schools, Pathway School and Shiv Nadar are good options but they are a bit of a drive. Closer ones like DPS Noida Extension are decent. It's a mixed bag.

What bothered me was the maintenance charges – they seemed a bit high for a project that's already 7 years old (possession was 2017). Plus, the layout, especially in the smaller 3BHK variants, felt like they crammed an extra room without proper flow. It's not just about carpet area on paper, it's how usable that area is. Didn't feel worth the ₹1.2 Cr mark I was quoted then.
Yeah, usable space is key. If a 3BHK feels like a glorified 2.5BHK, what's the point of upgrading?

Totally agree. Builders sometimes just add a 'study' or 'puja room' to call it a 3BHK, but it's barely a broom closet. Happened with a project my cousin booked near Alistonia Estate, felt cheated.
Maine bhi dekha hai Hawelia Central. Location wise toh accha laga, especially kids ke liye. Price thoda high side pe hai but amenities bhi kaafi hain.
Hawelia Central ka layout sunke toh acha lagta hai, but practically jab furniture rakho toh space kahaan bachta hai? ₹95 L se ₹1.6 Cr ka jump for a 3BHK, that too for a project possessed in 2017, seems a bit steep if the efficiency isn't top-notch. Already home loan hai, toh value for money bahut important hai. Kya sach mein us price bracket mein aur better options nahi hain?
But what about the actual room sizes? Are the bedrooms big enough for a king size bed and wardrobe comfortably?
I think Hawelia Central ka location advantage hai. Sector 78 se toh better connectivity hai, aur school options bhi paas mein hain. Noise issue depends on which tower you get, but generally, it's not too bad.
Sahi keh rahe ho. Mera friend Alpha I Greater Noida mein rehta hai, unka bhi 2BHK hai but feels more spacious. Carpet area ka game hota hai.
