Okay I'll be honest — I almost fell for the hype on a few projects. Currently in a 2BHK, I'm looking at Hawelia Central for a 3BHK upgrade. Since it's completed, what's the actual capital appreciation been like? And what kind of rental yield can one genuinely expect? Secondary market mein liquidity kaisi hai? Resale potential ko lekar koi insights hain? Hope this helps others too.

Initially, jab launch hua tha, prices theek lag rahe the but now, with the 95L-1.6Cr range, it feels a bit stretched for the value it offers. Mera ek friend Alpha II mein rehta hai, usne bhi kaha ki wahan pe bhi appreciation slow hai. Worried about getting stuck.

Sahi keh rahe ho, Alpha II mein bhi haalat kuch khaas nahi. Hawelia Central mein appreciation bas paper pe acchi dikhti hai. Mera ek relative ne wahan liya tha 2018 mein, ab bechne jaa rahe hain, toh mushkil se 5-7% upar mil raha hai, woh bhi after so many years. Real capital appreciation is definitely debatable.
Bhai, Hawelia Central ka appreciation toh kaafi overhyped lagta hai. Jab maine last year check kiya tha, prices 95L se 1.6Cr mein the, lekin real growth utni nahi dikhi. Resale mein liquidity kaafi tight hai, especially for a 3BHK at that price point.
