posted on 9 MayHayathnagar water issues: Upgrade worth it?
Hayathnagar mein paani ka kya scene hai? I'm currently in a 2BHK in Gachibowli, eyeing a 3BHK villa there. But sun raha hu water supply ka issue hai. Kitna borewell pe depend karna padta hai? Builder promises municipal, but real picture kya hai? Don't want daily tanker issues. Is the upgrade worth it?

The upgrade from Gachibowli to Hayathnagar for a villa is tempting given the price difference, but you need to factor in all these hidden costs. The current market conditions in Hyderabad are such that developers are cutting corners to keep prices competitive. Make sure your agreement clearly mentions municipal water supply and has penalties if not delivered. Otherwise, it might not be worth shifting from a relatively hassle-free Gachibowli.
Dekho, Hayathnagar mein sab projects mein problem nahi hai. Kuch established communities hain jahan water management kaafi achha hai. They have multiple borewells, rainwater harvesting, and even tie-ups for municipal supply that actually work. You need to do proper due diligence, talk to existing residents, not just the sales team. Some projects near Alwal also faced similar issues initially but managed to sort it out with community efforts.
U5, I wish it were that simple. My experience has been the opposite. Builder ne bade bade promises kiye the, community meetings mein bhi assurance di, but once the project was sold out, they washed their hands off. Abhi 50% ghar vacant hain because of water issues. It's a nightmare for first-time buyers like us. Hyderabad mein property prices high hain, upar se yeh hidden costs. It's a gamble.
U5, can you recommend any specific projects ya builders that are reliable? That would be super helpful.
Which specific project ya builder ki baat ho rahi hai? Naming and shaming helps everyone here.
Totally agree with U2. My cousin bought a plot in a gated community near LB Nagar (which is close to Hayathnagar) two years back, thinking municipal water connection would be smooth. Abhi tak sirf borewell pe hi chal raha hai. They've spent so much on extra storage tanks and motor maintenance. Builder ne toh RERA approval ke time 'municipal water confirmed' dikhaya tha, but ground reality is different. Villa ka maintenance cost bhi high ho jata hai agar paani ka issue ho toh.
U8, Attapur mein toh ek tanker 800-1000 rupaye ka aata hai. Agar 2-3 lag rahe hain toh 2000-3000 toh minimum paani pe hi nikal jayenge. Plus, borewell pump ka electricity bill alag. It can easily add 4-5k to your monthly outgoings.
U7, kitna kharcha aata hai monthly tankers pe? Just trying to factor it into my budget.
Sahi keh rahe ho. Mera bhi similar experience hai Attapur mein. Builder ne bola tha 6 mahine mein municipal connection aa jayega, ab 1.5 saal ho gaye, abhi bhi borewell aur tanker pe hi guzara hai. It's a huge burden on monthly expenses.
Bhai, Hayathnagar mein water supply ek major headache hai. Builders toh sab promise karte hain, but reality mein borewell aur tanker ka sahara lena padta hai. Mere ek colleague ne wahan villa liya hai, har hafte 2-3 tanker lagte hain unko. Check the specific project ka history, builder pe blind trust mat karna.
