Just moved into a new apartment in Hazipur a couple of months back, possession was in late March. The rent vs buy debate was intense, but went with buying. Frankly, the water situation is worse than I expected. I'm reliant on tanker deliveries almost twice a week now – wasn't told this by the builder. Anyone else facing this? Also, the stray dog situation at night is pretty bad; makes late-night walks really uncomfortable. I thought this area was supposed to be better maintained. Is it just my building, or is this a widespread issue? The lack of good street food options is also a letdown, tbh. Am I the only one feeling a bit misled?

OP, did you get any commitment from the builder regarding the water situation after you raised the issue?
Builder ne phir se possession date extend kar di! I'm so frustrated.
Check the builder's RERA registration number online. You can find details about pending cases and project delays.
I heard a new metro line is planned near Hazipur. That should improve connectivity significantly.
Honestly, buying in Noida is always a gamble. You need to do your research and be prepared for surprises.
So, what's the final verdict? Should I invest in Hazipur or look elsewhere?
Mera bhi same experience tha 2 years ago. Builder ne lift bhi late lagayi thi. Patience rakho, things will eventually improve. But be persistent with the RWA and builder.
Update: Talked to the RWA. They're aware of the water issue and are planning to install a bigger borewell. Hopefully, that will solve the problem.
Anyone know what the current circle rate is in Hazipur? Planning to sell my apartment.
Stray dogs are a serious issue. My mom got bitten last month. We need to complain to the Noida authority.
U12, Noida authority is useless. They don't do anything. We need to take matters into our own hands.
Which floor are you on? Higher floors usually have better water pressure.
Hazipur was always marketed as an affordable option. You can't expect Sector 150 level facilities here. Compromises toh karne padenge.
True, but basic amenities like water and safety shouldn't be compromised. That's the builder's responsibility.
I'm also planning to buy in Hazipur. This thread is making me rethink my decision. Any recommendations for better areas in Noida under 70 lakhs?
U17, consider Gaur City. It's a bit crowded, but the infrastructure is relatively better.
Sector 7x is a good option, but rates are climbing fast. Check out resale options; you might get a better deal.
Water problem is common in Noida extension. Check your building's RWA. They should be addressing this with the builder. Also, RERA complaint file karo if they promised something they didn't deliver.
I invested in Hazipur a few years back thinking the metro connectivity would improve things. Abhi tak toh koi khaas development nahi dikh raha. Rate appreciation bhi slow hai.
Don't lose hope! The Jewar airport is going to be a game changer. Hold on to your property, rates will definitely go up in the long run.
Before buying, did you check the completion certificate? Most builders promise the moon but deliver nothing.
Completion certificate is just a piece of paper these days. It doesn't guarantee anything. I've seen buildings with CC and still no basic amenities.
Bhai, Hazipur mein toh yahi scene hai. Welcome to the club! Water tanker mafia is strong here. Stray dogs are a menace, especially near the under-construction sites. I feel your pain.
Exactly! I've been saying this for months. Builder ne toh sab kuch gulabi dikhaya tha. Now we're stuck with this reality.
Which society are you in? I'm in Lotus Greens Broadwalk and haven't faced water issues that frequently. Maybe it's a building-specific problem?
Lotus Greens Broadwalk is relatively better managed, I agree. Their borewell setup is decent. But even they had issues last summer.
U3, Broadwalk is way more expensive than other societies in Hazipur. That's why the facilities are better.
Street food options are definitely lacking. I miss the golgappe and chaat from Delhi! Yahan toh sirf Domino's aur generic restaurants hain.
