I'm based in Dubai and looking at Noida for investment. Hazipur seemed promising due to the metro, but can't do a site inspection myself. What's the daily commute like from there? Is it easy to get a rickshaw or auto? Also, how's the water supply situation actually? Heard some areas struggle. Need to factor in these practicalities before deciding. What's the tenant profile? Mostly families or students? Need a property manager if I buy. Any recommendations?

If you're targeting families, make sure the property is close to a good school. That's a major selling point.
Personally, I'm betting on the Yamuna Expressway area. More potential for growth in the long run.
Check the builder's NOCs and approvals before you invest. Don't get stuck with a project that's not legally compliant.
So, what did you decide, OP? Are you going ahead with the Hazipur investment?
Hazipur is okay okay, but if you are looking for good returns, try sector 75. It is developing at a fast pace.
Possession mila kya kisi ko recent projects mein? What's the real timeline?
I know someone who got possession in Sector 146 a few months ago. But there were delays of almost 2 years!
I heard that rates are going up in Noida due to increased demand. This might be a good time to invest. But do your due diligence!
I'd say Hazipur is a gamble. High risk, high reward. If the infrastructure improves, it could be a goldmine. But it's a big 'if'.
Don't forget to factor in the maintenance charges. Some societies have ridiculously high maintenance fees.
Metro connectivity is a plus, but the area is still under development. Think about the social infrastructure – schools, hospitals, shopping malls. Are they adequate?
Good point U15. Schools are decent, but hospitals are a bit far. Malls are mostly in Greater Noida.
Exactly! You'll be driving quite a bit for basic amenities. Factor that into your decision.
That's why I prefer sectors closer to Noida City Centre. Everything is easily accessible.
Before investing, check the circle rate of the property. It will affect your stamp duty and registration charges.
Good tip! And make sure the builder is not charging anything extra over and above the circle rate. Some builders try to fleece you.
Haan, builder log toh expert hain in making money. Be very careful.
I invested in Hazipur 5 years ago. ROI hasn't been great, honestly. Expected more. The rental yield is okay, but the property value hasn't appreciated much. Maybe in the future...
U10, which sector exactly? Sector 148 is doing better than 150, for example.
5 years is a long time. Market conditions have changed a lot since then. The new Jewar airport might change things.
True, Jewar is a game changer. But it's still a long way off. Patience is key.
For property management, I use 'Noida Property Solutions'. They're pretty reliable. Charges are reasonable.
Water supply is a major concern. Check if the society has its own borewell. Otherwise, you'll be dependent on the Noida Authority, which is not always reliable.
U3, you're right about the water logging. Last year, my friend's car got stuck near the main market. Total chaos!
Haan yaar, Noida mein toh yeh problem hai. Infrastructure needs serious improvement.
Exactly! And the authorities just don't seem to care. Every monsoon, same story.
True. But Hazipur is still better than some of the older sectors. At least it's *relatively* planned.
Tenant profile will depend on the type of property. 1BHKs are mostly students, 2/3 BHKs more families. Rent expectations are around 15k-30k depending on the size and amenities.
Don't just rely on what people are saying online. Check RERA registration and builder's track record. Delayed projects are a HUGE problem in Noida.
Hazipur? Bro, metro is good, but the last mile connectivity is a pain. Rickshaw walas fleece you like crazy. Water supply is patchy, depends on the sector. Tenant profile is mixed, some families, mostly students from the nearby colleges.
I agree with U1. Hazipur is decent, but not investment grade *yet*. Still developing. Think long term. Have you considered sectors closer to Pari Chowk? Better ROI potentially.
Bhai, metro toh hai, but site visit is a must! Photos can be deceiving. Water logging during monsoon is a real issue in some pockets. Be careful.
