Hebbal — just got possession of my 2BHK here last month, and kuch hidden costs genuinely surprised me. Things like OC/CC charges, utility hookup fees, aur maintenance advance ne budget hila diya. Builder initially didn't mention these clearly. I'm wondering, is it better to go for pre-launch offers in Bengaluru thinking you'll save, or wait for ready-to-move projects? Pre-launch mein Advaitha Ventures jaisa builders ka real discount kitna hota hai? Ya phir open market mein negotiation better rehti hai? What's your experience, especially with these surprise charges?

Yaar, same pinch! Mujhe bhi laga tha ki sirf main hi hoon jo aise surprise charges se pareshan hua. My builder in Aavalahalli also sprung up so many 'miscellaneous' costs at the last minute. Totally agree, it's a budget killer for first-timers.
