Buying property in Bangalore as an NRI without visiting is a minefield, honestly. I'm trying to help my uncle invest in a 3BHK near Sarjapur Road, maybe from Prestige Group or Godrej Properties, but it feels so risky doing everything remotely. How do you even verify land titles or construction quality from abroad, especially with all the RERA complexities? My parents keep saying it's impossible without someone physically there. Ab samajh nahi aa raha. Are there specific red flags or things to look out for when you can't do site visits or meet builders in person? Any advice for navigating this without getting duped, or what documents to prioritize? It's a huge investment, 1.5 Cr for a 3BHK is a lot. Hope this helps someone else thinking of doing the same.

Definitely agree with having a trusted person on ground. If your uncle has someone reliable, give them a General Power of Attorney (GPA) for the specific transaction. But get the GPA drafted by a good lawyer here in India, not abroad. They can handle site visits, document verification, and even registration. Market conditions near Sarjapur Road are still strong, but prices are consolidating, so don't feel pressured to buy immediately. Take your time for thorough legal checks, especially the encumbrance certificate.

Har builder ka yahi natak hai. Book karo toh completion date extend hoti rehti hai. Mere dost ne Akshayanagar mein ek flat book kiya tha, 2 saal delay ho gaya hai. Remote mein toh aur bhi tension ho jaati hai, kya karein, kisko pakdein jab delivery late ho?
My personal experience says, be VERY careful. I almost got duped trying to buy a plot in Aavalahalli two years back. The agent sent me photos and videos, looked legitimate, but when my cousin visited on my behalf, turns out the land had encroachment issues. Luckily, we found out in time. Remote buying is possible, but you NEED a trusted local contact who can do due diligence for you, someone who isn't biased by the agent or builder. Especially for a 3BHK of 1.5 Cr, don't rush.
