Is The Hermitage's amenity list just paper-based or actually useful for daily living? I'm in real estate myself, but when buying for my own family, the marketing spin doesn't cut it. Their brochure shows a lot, but what's the ground reality? Matlab, gym, pool sab theek hai, but are they well-maintained? I'm specifically keen on the kids' play areas and community spaces. And about the apartment layouts, I'm finding the super area vs carpet area games a bit much. The 3BHKs feel a little squeezed, ya maybe it's just me. Anyone who's moved in, how's the actual usable space? Off the record, are maintenance charges reasonable for what they offer, and is the society vibe friendly? Want real, honest opinions.

Coming back to the super area vs carpet area point U1 made. What's the actual carpet area percentage people got in Hermitage's 3BHKs? Builders often inflate super area, making the apartment look bigger on paper.
U5, I visited a 3BHK sample flat and it felt like the carpet area was barely 60-65% of the super area. That's a lot of wasted space in common areas or walls. For a 1.5 Cr+ flat, that's just not acceptable. It makes the rooms feel really small.
U3, that possession date of 2017-11-15 is what's on paper. But in this market, especially in Gurugram, delays are so common. My cousin booked a flat near Airport Road (Gurgaon side) which also had a 2017 possession, and he finally got it in late 2019. Builders just keep extending dates. For Hermitage, with RERA number P51800002495, we need to check if they actually delivered on time or if there were significant delays. That alone tells you a lot about the builder's commitment.
So, U4, you're saying the 2017-11-15 possession date might just be a formality? Did anyone actually get possession around that time, or was it delayed for Hermitage too? With current interest rates, any delay just adds to the financial burden.

Sahi kaha U1! I'm also a first-time buyer and the price range of ₹1.5 Cr – ₹2.9 Cr for Hermitage feels a bit much if the amenities and actual space are not up to the mark. Builders ka toh kaam hi hai marketing spin dena, but we need real ground info. My biggest fear is paying so much and then regretting it later.

Totally agree with your point about the amenities, bhai. I visited a few months back. The pool was okay, but the kids' play area felt a bit cramped and not very well-maintained, to be honest. Maybe it was just a bad day, but that's my observation. Maintenance charges are on the higher side, around ₹5-6 per sqft, which feels steep for what's actually available. Society vibe seemed decent, people were out and about.
