Hermitage Apartment ka brochure dekh ke laga sab perfect hoga. But possession ke 2 mahine baad, thodi reality check ho gayi hai. Green areas utne developed nahi lag rahe jitne dikhaye the, bas ghaas hai. Parking allocation bhi lottery system jaisa hai, gaadi park karna mushkil. Promised facilities jaise clubhouse, woh bhi abhi tak fully functional nahi lag raha. Kya sab new projects mein aisa hi hota hai? Aapka experience kaisa raha Sohna mein?

It's a mixed bag, to be honest. While many builders do cut corners, some established names genuinely deliver. The key is thorough due diligence beyond the brochure – visit the site multiple times, talk to existing residents if possible, check RERA history for past projects, and always keep a contingency fund for unexpected expenses or delays. Hermitage ka case sunke lagta hai ki builder ne expectations bahut high set kar di thi. It's a learning for all of us first-time buyers.
@U13, honestly, there's no "perfect" time. But if you're buying for end-use, focus on ready-to-move-in or projects nearing completion, even if they are slightly more expensive. That way, you see what you get. Avoid projects that are just launching, especially from new or lesser-known builders.
This is why I'm so hesitant to buy right now. The market conditions in Gurugram, especially around Airport Road extension, are super speculative. Builders are launching projects with fancy amenities on paper, but the infrastructure development is lagging. Price per sqft has shot up, but the quality of construction and promised facilities are often compromised. My friend who bought near Baharampur Naya a year ago is facing similar issues with water supply and road connectivity.
Haan, water supply ka issue toh Baharampur mein kaafi time se hai. Sad.

Parking lottery system? That's ridiculous! Did you check the RERA documents for the parking allocation plan? Builders often promise a lot but the RERA filings sometimes expose the reality. Hermitage ka RERA number kya hai, agar pata ho toh?
Exactly! RERA mein kuch aur, site pe kuch aur. Common problem hai.
@U9, RERA mein toh allocated parking ka mention tha, but practically they are saying it's first-come-first-serve for visitors and for residents, they are still 'figuring it out'. Builder ka naam 'XYZ Developers' hai, unka track record waise bhi mixed hai.
Exactly! Yeh Hermitage waali baat sunke bilkul surprise nahi hua. Main bhi ek project mein phasa hoon Badshahpur ke paas, 3 saal ho gaye possession ko, swimming pool abhi tak empty hai aur gym mein bas 2 machines padi hain. Green area ka toh naam hi mat lo, construction debris ka dumping ground bana rakha hai. Brochure mein toh "resort living" dikhaya tha, ab toh bas "resort to frustration" ho gaya hai. Builder ka naam nahi lena chahta, but yeh pattern har jagah dikh raha hai.
Sahi kaha bhai! Hermitage ka brochure toh dream lagta hai. Mera bhi experience kuch aisa hi raha hai nearby Sohna road pe. Builder bas marketing pe focus karte hain, delivery pe nahi. Yeh club house waali problem toh common ho gayi hai.
Haan yaar, same pinch! Hamare project mein bhi parking ka yahi haal hai.
