Hero Homes Sohna: Capital appreciation & delivery?

Since January I've been shortlisting flats in Sohna. Currently in a 2BHK, thinking of upgrading to a 3BHK in Hero Homes. Price range seems 1.6-2.3 Cr. Has anyone tracked their capital appreciation? Matlab, launch se ab tak prices kitne badhe hain? Also, Hero ka delivery track record Sohna mein kaisa hai? On-time possession milta hai kya? Investor ratio high toh nahi hai wahan? Don't want a ghost society. Just trying to figure out if the premium is justified for long-term ROI.
