Heard the buzz about new developments near Noida International Airport? Well, Hero Realty just snagged a prime piece of land in Greater Noida's Sector MU through a GNIDA auction! It's a pretty big deal because it's their first project in the Greater Noida area. They're planning a residential project on this 18,215 sqm plot, which is super close to both the airport and the Noida-Greater Noida Expressway. Wonder what kind of project they're envisioning, given their past projects like The Palatial and The Ark? Could this be a game-changer for folks looking to invest in property with great connectivity? What do you all think? Is Hero Realty moving into Greater Noida good news for buyers?

So, is Hero Realty moving into Greater Noida good news for buyers? Maybe, but with a BIG asterisk. Do your homework!
What's the next step? When will they announce the project details? I'm interested in seeing the floor plans.
Let's wait and watch. Too early to make any judgements. But definitely keeping an eye on this one.
Check amenities completion before booking, I made that mistake in my last investment. Swimming pool toh abhi tak bana hi nahi hai!
So true! Show flat mein sab dikhate hain, reality kuch aur hoti hai.
I am an NRI looking to invest. Is it a good time to buy property in Noida considering the current market conditions?
Rupee is weak, so it might be a good time for you to invest. But do your research carefully.
Good location but wait for RERA approval before investing. Don't rush!
Hero ka track record decent hai. They usually deliver, but delays toh hote hi hain. Expect at least a year's delay from the promised possession date.
Bhai, builder ne phir se date extend kar diya lol. It's a tradition now.
Be careful — this builder has 3 delayed projects in Gurgaon. Check their financials before putting your money in.
Sector MU is good for investment, but only if you have a long-term horizon. Don't expect quick returns.
Totally agree yaar. Real estate is not a short-term game anymore.
Anyone know if the metro extension will reach Sector MU anytime soon? That would be a real game-changer.
Has anyone checked the GNIDA website for the auction details? Want to see the fine print.
Good point. Will check it out. Thanks for the tip!
I live in Sector 150. The connectivity is definitely improving. But the dust and construction are still a major pain.
Haan exactly, Noida mein yahi problem hai. Always under construction!
What's the expected price range for this project? Anyone has any idea?
Too early to say, but considering the location and Hero's brand, expect it to be on the higher side. Maybe 8k-9k per sqft?
18,215 sqm is not that big a plot, is it? Probably 2-3 towers max? Wonder what the density will be.
Density is always a concern in Greater Noida. They cram as many units as possible to maximize profit.
Agreed. Check the FSI and the number of units planned before investing. Don't just go by the 'green space' in the brochure.
Hero Realty ka The Ark dekha hai kisi ne? What's the quality like? Is it worth the price?
Location is good, but interest rates are so high right now. EMI ka tension alag se.
Exactly! Banks are squeezing us dry. Waiting for rates to come down before making any move.
Hero Realty in Greater Noida? Interesting! Connectivity toh waise bhi achhi hai. Let's see what they come up with. Hope they don't overprice it like their other projects.
GNIDA auctions are always a gamble. Location is good, but Hero ka past record mixed hai. Need to check their RERA registration properly before even thinking of investing. Anyone has more info on the plot details?
Sector MU is prime real estate, no doubt. But 'game changer' bolna is a bit much, don't you think? There are already so many residential projects popping up near the airport. Competition is fierce.
True that! Every other builder is claiming 'game changer' these days. Marketing gimmick hai sab.
Haan yaar, plus the airport is still under construction. It's all potential right now, not reality.
I bought a flat in Greater Noida West 5 years ago. Promised land toh dikhaya tha, abhi tak facilities poori nahi hui hai. Builders are all the same, bhai.
Mera bhi same experience tha 2 years ago. Maintenance charges full le rahe hain, but society mein kuch nahi hai.
