Hero The Ark Sohna: Is it genuinely a good home?
Is Hero The Ark in Sohna actually good for daily living, ya just looks good in brochures? Price range is high for me, so I need to be sure. Amenities jaise pool, gym, club house, are they well-maintained and actually used? And what about schools and hospitals nearby? My parents keep saying location is everything. Honestly, not sure if it's worth it given the price.

Hero The Ark is definitely on the pricier side for Sohna, no doubt. But you also have to consider the brand name 'Hero'. Sometimes, that comes with a certain quality assurance, even if it's just perceived. The amenities, if truly well-maintained, could justify a premium for some. But what about resale value in 5-7 years? Will Sohna catch up enough to make this a good investment, or is it too much of a gamble for a first-time buyer?
This whole Gurugram market is crazy. ₹2.3 Cr is the minimum for a 77-unit project in Sohna? Builders are just milking the 'luxury' tag. With a RERA number GGM/726/458/2023/70, I expect transparency, but price vs. location is just not adding up for me. My budget maxes out at ₹1.5 Cr, and even that feels like a stretch for a decent 2BHK. Yeh toh sapna hi hai.
I'm confused. It says 'COMPLETED' for Hero The Ark, but are people actually living there? Ya bas possession mil gaya hai aur log shift nahi hue abhi tak? Because often, completed projects take ages to get fully occupied, especially in new development zones. What's the ground reality for actual residents?
Exactly what I was thinking. My friend bought a flat in Baharampur Naya a few years ago, it was 'completed' but for the first year, he was one of like five families. It feels very lonely and services like grocery delivery take time to reach properly. Check the occupancy rate before deciding.
Good question! My broker told me a few families have moved in, but it's not fully occupied. That's common with projects in Sohna. It takes time for the area to mature and for all the units to sell and get occupied. You might be living in a half-empty society for a while.
My cousin visited The Ark last month. He said the build quality looks decent, but the total units are only 77. Thoda isolated feel ho sakta hai for a family. Aur ₹2.9 Cr tak ja raha hai, that's not 'affordable' by any standard for a first-time buyer like us. I'm looking near Airport Road (Gurgaon side) for that kind of money, maybe a resale flat.
Yes, I heard the same about the low unit count. It might mean higher maintenance charges per unit too, to cover common area upkeep. Have you checked what the current monthly maintenance is? That's a hidden cost many first-time buyers forget to ask about.
77 units is very less, no? Community feel aayega kya itne kam logon mein? I think that's a valid point. Less units means less shared costs but also less buzz. My friend lives in a project with 300+ units and loves the community events.
Bhai, Hero The Ark ka brochure toh chamakta hai, par sach mein Sohna mein itne paise dalna worth it hai kya? My budget is tight, aur ₹2.3 Cr se shuru ho raha hai. Amenities ka kya? Pool, gym sab show-off ke liye hai ya actual mein use hote hain? Mere parents bolte hain location sab kuch hai, aur Sohna se daily commute ka soch ke hi darr lagta hai. Koi real user experience batao yaar.
Sohna as a location has potential for long-term appreciation, but for daily living, it's a stretch for many. Especially if your work is in Cyber City or even Golf Course Road. Traffic on Sohna Road can be brutal. Schools and hospitals are there, but maybe not the top-tier ones you'd find closer to the city center. It's a trade-off, definitely.
Dekho, amenities are usually good initially, but maintenance is the real test. Ask about the monthly charges and if the RWA is active. A lot of projects in that area struggle with consistent maintenance after a couple of years. Check the GGM/726/458/2023/70 RERA details; it's completed, so you can probably visit and see for yourself.
Totally agree with you! Sohna is still developing. ₹2.3 Cr for Sohna, that's a huge amount. For that price, you can find something closer to Gurugram, maybe near Badshahpur side, even if it's a little smaller. Don't fall for the brochure pics, they always look amazing.
