Hidden builder charges in Tellapur are killing investor yields
₹18 lakh extra on top of the base price is absolute madness. I've bought two properties in Hyderabad before, but getting a recent 3BHK cost sheet in Tellapur totally blew my mind. Base agreement was ₹1.5Cr. Then came the shocker: ₹4.5L for basic parking, inflated infra fees, and crazy advance club charges. When you calculate registration and GST, total acquisition ruins any decent rental yield. The data shows this kills the 4% ROI I target. From my experience, builders used to waive some PLC or infra charges if you pushed hard. Are they strictly non-negotiable on these hidden costs now, or did anyone manage to shave off a few lakhs?

Dekho, practical view yeh hai ki early booking stage pe thoda discount floor rise ya clubhouse pe mil jaata hai, but outright waiver koi nahi dega because of the current market hype in Hyderabad. Par honestly, after reading this whole thread, mera toh confidence hi hil gaya hai Tellapur ko leke. Main soch raha tha is weekend token advance dene ka, par ab samajh nahi aa raha whether to proceed or wait for next quarter. Did the original poster find any project with transparent pricing, ya sabka yahi haal hai?
Is it strictly parking space charges of ₹4.5L for single parking or does it cover double parking? In Banjara Hills older flats I saw, parking was included in base rate, so this feels like daylight robbery for Tellapur.
Can someone please tell me what exact legal components are included under this fancy term 'infrastructure charges'? Is it mandatory as per RERA rules to pay this to the builder?
Sahi point bola. Even I consulted a local lawyer last month because I felt cheated by a builder asking ₹3 lakh for DG power backup. He said agar RERA sanctioned cost sheet mein mentioned hai, consumer court also will not entertain negotiation. It is like an open extortion for first-time buyers.
Legally infra charges are for external electrification, HMDA water lines, sewage connections, and piped gas networks. Builder RERA cost sheet mein clearly likh deta hai, so technically they cover themselves on paper. But they charge double the actual municipal fee. Mere legal advisor ne bola we cannot legally force them to remove it once it is mentioned in the RERA registered brochure.
Totally agree yaar, yields are completely dead in Tellapur now if you factor these numbers. My office colleague bought an apartment near Gachibowli three years ago and still struggles to get even 3% rental return after paying huge maintenance. If we spend 1.7 Cr total acquisition cost on a 3BHK, rent will hardly be 35k to 40k per month. Bank EMI alone will be around 1.1 lakh at current 8.75% home loan rates. It is pure negative cash flow for middle class salaried folks like us. How can anyone justify this math?
Wahi toh main bhi soch raha tha. Ek broker ne mujhe bola tha ki Attapur ya Alwal side dekh lo, kam se kam base cost realistic hai aur hidden charges itne brutal nahi hain. Tellapur is becoming too risky for tight budgets.
Nobody is doing math based on rental yields in this market, sab log sirf capital appreciation ke FOMO mein le rahe hain. Par mujhe dar lagta hai ki agar prices drop ho gaye toh humara kya hoga.
18 lakhs extra on 1.5 Cr? Yeh dekh ke mera BP badh gaya honestly. Main toh 1.2 Cr ka total budget leke chal raha hoon, agar aisi hidden cost aayegi toh loan eligibility reject ho jayegi. Did they give you a proper itemized breakdown on paper or is it just a rough estimate?
Yes, I have seen the same sheet, infra and clubhouse charges are completely non negotiable these days in West Hyderabad. Even I tried negotiating last week for a smaller unit, unhone ek paisa kam nahi kiya. I am seriously thinking of backing out now.
Bhai paper pe hi dete hain directly booking form ke time pe, tabhi toh jhatka lagta hai. Meri cousin ne Ameerpet side chhod ke Tellapur dekha tha, she got totally shocked seeing ₹5L infra fees for basic water connection. Pure mental stress hai first timers ke liye.
