Hidden charges adding crores to my Gurugram flat
Since last summer, my wife and I have been looking for a 3BHK in Gurugram for our growing family, especially with kids' school admissions coming up. We're eyeing places around Golf Course Extension, maybe even Dwarka Expressway, for something around 2.5-3 Cr. Honestly, the sticker price is one thing, but these hidden charges are making me lose my mind. We thought we'd factored everything in – stamp duty, registration, even interiors – but then they hit you with IFMS, club membership, PLC, and all sorts of other charges at the very last minute. It feels like a bait and switch. Has anyone successfully negotiated these 'surprise' costs down? How much wiggle room is there, usually? What else should we look out for to avoid these shocks before signing?

This is my biggest fear right now. We're also looking in the same budget range for a 3BHK, maybe around Dwarka Expressway or even towards Badshahpur. How much 'wiggle room' is there usually for these charges? Is it even possible to get them waived or reduced significantly, or are we just stuck paying whatever they demand?
Wiggle room depends on the builder and how desperate they are to close the deal. Generally, IFMS and club membership are fixed, but you can try negotiating on PLC if your unit isn
Bhai, you're not alone! This is exactly what happened to us when we were looking for a flat near Golf Course Extension. The base price looks great, but then these 'mandatory' charges pop up out of nowhere – IFMS, club membership, power backup, maintenance advance, even car parking sometimes isn't included. It's like they have a secret checklist of items to add on. We ended up paying almost 15% more than the advertised price. It's so frustrating and makes budgeting impossible.
Haan, exactly! Jab humne apna flat liya tha, they added PLC (Preferential Location Charges) for being on a higher floor, which was not mentioned clearly upfront. Also, the 'development charges' for external infrastructure were insane. We tried negotiating the club membership and IFMS, but they were pretty rigid, saying it's standard for the project. Managed to get a small discount on the car parking, but that was it. Builders often bundle these as 'non-negotiable' to inflate the final price.
Same pinch! For a 3BHK in Gurugram, these charges can easily add up to 20-30 lakhs, right? What exactly were those 'surprise' costs you faced, and were you able to negotiate any of them down?
Totally agree! Builders ka pura business model hi yahi hai. Hidden charges are the real deal-breaker.
