Currently in a 2BHK in Sector 75, thinking of upgrading to a 3BHK. Already have a home loan, so EMI isn't the issue. But yaar, these builders and their hidden charges! I'm hearing nightmares about PLC and EDC at possession. Is it really unavoidable? Honestly not sure if the price jump to a bigger flat is worth it if I'm getting ripped off at the end. Anyone faced this with Supertech or ATS? Heard mixed reviews. What about actual carpet area vs what they advertise? Dekhne mein toh bada lagta hai brochure mein. Should I just stick with my current flat? What did you guys do to negotiate these charges? Is it even possible? Any advice?

My friend booked a flat with Supertech in Noida Extension. They promised possession in 2018. Still waiting! Builder ne phir se date extend kar diya lol.

I bought a flat in Sector 150 two years ago. They promised a park facing view. Turns out, the 'park' is a glorified patch of grass. Now they're building another tower right in front of it. So frustrating!
Sector 150 is developing fast though. New Jewar airport will boost prices further. But yeah, builders will be builders.

True. Sector 150 ka average rate 7500/sqft ho gaya hai abhi. It's a gamble.
Negotiate EVERYTHING! Don't be afraid to walk away. They'll come crawling back if they're desperate to sell. I managed to get them to waive the EDC completely by threatening to cancel my booking.
Which floor are you planning to buy? Higher floors usually have higher PLC. Corner units bhi mehenge hote hain.
I faced this with Supertech Emerald Court (the old one, not the new one). They tried to charge me for a 'power backup' I never asked for. Had to fight tooth and nail. RERA mein complaint daalni padi thi.

Carpet area is the biggest scam! Brochure mein 1500 sq ft dikhayenge, actual mein 1000 bhi nahi hoga. Always measure it yourself or get it measured by a professional before registering.

Bhai, you're not alone. Hidden charges are the norm in Noida. They'll slap you with everything from 'infrastructure development' to 'club membership' even if you don't want it. Fight maar, negotiate hard!
Totally agree yaar! They show you a sweet deal initially and then BAM! Hidden costs at the end. PLC is a killer. Sector 75 is already expensive enough. I'd say, get a lawyer to review the agreement before you book anything.
Supertech and ATS... *sigh*. Both have their issues. Supertech ka toh reputation hi kharab hai delay ke liye. ATS is better, but still, read the fine print. Which project are you looking at specifically?
