Okay I'll be honest — Gurugram mein property search is more confusing than I thought. Kids have moved out, so we're selling our big house and want a manageable 2BHK or compact 3BHK near Golf Course Extn. Budget is around ₹1.8-2.5 Cr. My biggest worry isn't just the flat cost, it's the hidden charges. Builders like DLF, M3M, Emaar, Godrej, Sobha, Signature Global – sabka track record kaisa hai with PLC, EDC, maintenance deposits? I hear so many stories about huge surprises at possession time. Also, post-possession maintenance charges... are they reasonable or extortion? Which builder is genuinely good for end-users who want peace of mind, not just investors?

It's a tough situation for first-time buyers like us. I think the key is thorough due diligence. Get a lawyer to review the builder-buyer agreement before you sign anything. Don't just rely on what the sales team tells you verbally. Ask for a complete breakdown of all charges, including IFMS, club, parking, power backup, and even future maintenance deposits. Builders like Godrej and Sobha might have slightly better reputations, but even then, vigilance is crucial. Koi bhi builder 100% transparent nahi hota, it's about minimizing the surprises.

What about Signature Global? I've been seeing some of their projects around Airport Road. Are they better with transparency, or do they also have a reputation for these hidden charges? Aur RERA compliance kaisa hai unka, possession dates follow karte hain?
PLC is almost always there for good locations, typically 100-200 psf extra. It's not hidden, but sometimes they don't explicitly mention it until later stages.
Totally agree with U10. RERA compliance is key. Check their project on the RERA website, especially for past projects, to see if they've met deadlines. That gives a good indication.
Signature Global has a mixed bag track record. For affordable housing, they're generally okay, but for premium projects near Golf Course Extn., you need to be very careful. Market mein abhi thoda correction phase chal raha hai Gurugram mein, so builders are pushing harder for sales. Make sure to get everything in writing, especially for 'preferential location charges' (PLC) and 'external development charges' (EDC). Unki Baliawas projects mein maine suna hai ki maintenance deposits quite high rakhte hain, as much as 2 years worth upfront.
Meri toh Emaar ke saath bahut buri experience rahi hai. Book kiya tha unka project, poora payment schedule follow kiya, but possession ke time par they hit me with a huge demand for IFMS (Interest Free Maintenance Security), club membership, and some 'infrastructure development charges' jo agreement mein mention hi nahi the! They just said it's standard practice. Had to shell out almost 8 lakhs extra. It felt like extortion, pure and simple. End-user ke liye peace of mind toh door ki baat hai, you just want to get out of it alive.

Haan, jaise aapne bataya, possession ke time pe these things pop up. Emaar ka toh pata nahi, but mera Sobha ke saath bhi similar experience raha. They delayed possession by almost a year in their Badshahpur project, and then charged for 'accelerated construction costs' jo kabhi suna hi nahi tha. Maintenance charges are also quite high, around ₹5 per sqft, which feels like a lot for basic amenities.

Honestly, 1.8-2.5 Cr for a compact 2/3BHK near Golf Course Extn. is already a tight budget, especially if you're looking at DLF or Sobha. Hidden charges toh sab mein hote hain, it's just a matter of how 'hidden' they are. Aapko agreement mein sab clear karwana padega, ek-ek line padhna. Warna sab builders ek jaise hi hain in this regard, koi doodh ka dhula nahi hai.

It's like they have a secret ledger for these 'surprises.' Bahut stressful ho jata hai jab aapne already loan approval kara rakha ho aur fir extra paisa arrange karna pade.
