They quoted ₹1.3 Cr for a 3BHK, but the *actual* total cost seems way higher. My broker hinted at significant hidden charges at possession – OC/CC, utility hookups, even society formation fees. These aren't in the initial quote, adding another 15-20% easily. Should I factor in a buffer for these? Also, about pre-launch pricing: is it genuinely a discount, or just an early bird trap before market rates become clearer? Trying to find real value here. Any tips on uncovering these charges beforehand?
