From my experience, hidden costs at possession in Noida can kill your budget. I've seen this pattern before. Some builders, like say ATS, are upfront, but others sneak in unexpected PLC and EDC charges. Supertech, from what I hear, has had issues with delayed possessions and then more charges. Amrapali... well, we all know that story. Calculated risk is key. Anyone else had similar surprises? What was your experience with hidden charges?

Moral of the story: Noida mein property lena is a risky business. Do your homework, be prepared for surprises, and don't trust builders blindly.
So, what happened to the original poster? Did you end up paying the hidden charges, or did you fight them?
Rising interest rates are also a concern. EMI is going to be hefty if you take a loan now.
I think diversification is key. Don't put all your eggs in one basket. Real estate is good, but also consider other investment options.
I heard the FNG Expressway will improve connectivity even more. Any updates on that?
FNG is still under construction, but once it's done, it will be a game changer. Property prices along the expressway will definitely go up.
My advice: get a lawyer to review the agreement before you sign anything. They can spot hidden clauses and protect your interests. It's worth the investment.

Amrapali… now that’s a case study in how NOT to invest in Noida. Kitne logon ka paisa doob gaya.
Before booking, always check the builder's track record and RERA registration number. Don't just fall for the marketing hype.
Has anyone bought in the new projects near the Noida-Greater Noida Expressway? How's the connectivity and future prospects?
Connectivity is good because of the expressway, U15. But traffic can be a pain during peak hours. And the area is still developing, so amenities are limited.
Mera bhi same experience tha 2 years ago. Unhone parking charges bhi daal diye the, which were not mentioned in the agreement. I fought with them for a week before they waived it off.

Sector 150 is relatively better, I think. The projects there seem more organized. But prices are also higher. Avg rate 7k/sqft hai abhi.

Totally agree! Noida mein hidden charges are a nightmare. I bought a flat in Sector 75 and ended up paying an extra 2 lakhs for 'miscellaneous expenses' at possession. Koi sense hai iska?

PLC and EDC? What are these? I'm a first-time buyer and this is all new to me. Any advice?
U3, PLC is Preferential Location Charges (corner flat, park facing, etc.). EDC is External Development Charges (roads, infrastructure). Builders sneak these in.
U5, RERA is your best bet. Document everything and file a complaint. I did and got some of my money back from a builder in Greater Noida West.
