The 'all-inclusive' price builders quote is a total joke in Noida. I work in real estate, but buying for myself at VPA Infratech in Nithari, I'm still seeing so many hidden costs. Beyond stamp duty and registration, what about IFMS, club membership, maintenance advance? Are these negotiable at all? And honestly, how much can one realistically negotiate on the base price for a 2BHK around ₹70-80L? Is 5% even possible these days, or is it just a few lakhs off if you're lucky? What are your experiences?

Totally agree with the OP! Builders make it sound so easy. I'm looking at a 2BHK in Alpha I Greater Noida for around ₹75L and they quoted me an 'all-inclusive' price, but then slyly added IFMS, society charges, club membership, parking, even power backup installation charges later. It's like a death by a thousand cuts! Is there any official body to complain about this misleading info? My budget is already stretched thin.
