Hidden charges buyers only discover after possession
Sab bolte hain Noida mein investment accha hai, par asli hidden costs koi nahi batata, especially for first-time buyers. I'm so fed up of renting, landlord ne rent badha diya phir se, so finally taking the plunge. Looking at a 2BHK in Sector 159, maybe Advetaya Constructions. Builder quote toh ₹78L hai, but I'm worried about the 'all-in' cost. Is negotiation even possible beyond 2-3%? Matlab, stamp duty, PLC, parking, interiors – ye sab add karke kitna extra lag jaata hai? Everyone glorifies Noida's infra, but nobody talks about the surprises near possession. Are there any crazy hidden charges, like maintenance deposits ya society formation fees, that suddenly pop up? I've heard stories... Should I push for a detailed cost sheet upfront, including everything till OC? Disagree? Tell me why.

Ye toh har jagah ka scene hai. Lekin ₹78L for 2BHK in Sector 159, Noida, is it really worth it? Connectivity wise toh theek hai, but social infra abhi bhi develop ho raha hai. Kya aapne nearby projects ke rates compare kiye hain? Aur Advetaya Constructions ka last project, Ajayabpur mein, uska possession status kya hai?
Meri toh band baj gayi thi Alpha II, Greater Noida mein. Builder ne bola tha ₹60L all-inclusive, but jab possession ka time aaya, toh ₹5L extra maang liye society formation fees, utility connection charges, aur 2 saal ka maintenance advance ke naam par. Aur parking ka toh alag se ₹3L laga diya. RERA agreement mein ye sab itna clear nahi hota, bas broad terms hote hain. Ekdum end mein surprise dete hain. Always push for a super detailed cost sheet, even if they resist, aur usko agreement ka part banao.

Aur phir GST on maintenance par bhi alag se danda pada. First-time buyers ko toh pata hi nahi hota kya kya expect karein. Sirf base price dekh ke khush ho jaate hain.

Haan, RERA dekha tha, but details mein kuch khaas nahi tha. Advetaya Constructions ka Ajayabpur project abhi bhi delayed hai. Maybe that's why they're pushing this one so hard.

Totally agree yaar! Ye hidden costs ka darr hi hai jo mujhe rok raha hai. Builder sales reps toh bas carpet area aur base price batate hain, baaki sab chhupa dete hain.
