Based in Dubai, can't visit. Heard Jaypee adds PLC at possession. Amrapali… well, *that* is a mess. Any experience with Supertech hidden costs? Need a property manager, tbh.

Final word: Dil se soch samajhkar lena. Property is a big investment!
Rising interest rates are making it even tougher to buy a property. Hidden charges are just adding insult to injury.
Always remember, builders are in the business of making money. They will try to squeeze every last penny out of you. Be vigilant!
So, what did you decide to do? Did you find a property manager or any good project?
Haan, update dena bhai. We're all in the same boat here!
Forget Supertech. Look at projects by Gaursons or Ace Group. They have a better reputation.
Possession mila kya kisi ko Supertech se recently? Genuine question.
Be careful - Supertech has a lot of delayed projects. Check their track record before investing. RERA website par sab mil jayega.
I'd suggest looking at ATS or Godrej in Noida. Slightly more expensive, but much more reliable.
ATS and Godrej are good, but their society maintenance charges are also higher. Everything has a cost.
Godrej The Trees is amazing. But so expensive!
My advice: get a thorough home inspection done *before* possession. That way you can identify any issues and get them fixed before you move in.
Which floor are you guys looking at? Asking because higher floors usually have PLC.
Haan exactly, higher floor PLC is standard. But make sure it's reasonable. Some builders charge exorbitant rates.
Corner unit bhi hai toh PLC lagega. Make sure to negotiate!
Don't just focus on the base price. Look at the all-inclusive cost. That's the only way to compare apples to apples.
Property prices are already so high, and then they add these hidden charges. It's a daylight robbery!
Bhai, always budget 10-15% extra for these 'hidden' charges. Stamp duty, registration, society charges, maintenance deposit... the list is endless.
Dubai mein baithe ho toh NRI quota mein kuch milta hai kya? Worth checking out. Also, RERA number verify karna is a must before anything else.
NRI quota is a myth mostly. Just marketing gimmick. Focus on RERA and builder's past projects.
U9, Good point about the RERA number. Check the builder's compliance history too. That's even more important.
Mera bhi same experience tha 2 years ago. Bought in Sector 74, and they slapped me with a parking charge I wasn't expecting. Fight karke thoda kam karwaya.
Sector 150 is relatively better. But even there, check the fine print. Metro connectivity is good though, which is a plus point.
Sector 150 is expensive, yaar. Avg rate is touching 7.5k now. Is it worth it?
U14, Metro is a big advantage. Makes it easier to rent out too, if you're looking at investment.
PLC at possession is common, unfortunately. But Amrapali is a whole different level of nightmare. Supertech... depends on the project, I think. Which project are you looking at?
Property manager in Noida? Good luck finding a reliable one. They all promise the moon and deliver nothing. I've been through 3 already.
U2, True that about Amrapali. Supertech Emerald Court toh yaad hi hoga sabko. Which project are *you* considering? That matters a lot.
Exactly. Emerald Court was a disaster. Supreme Court tak baat gayi.
U4, I'm looking at Supertech Cape Town. Heard mixed reviews.
U6, Cape Town has possession delays, be warned. Friend of mine bought there 5 years ago, still waiting. RERA complaint file karo.
Supertech ka toh bhai naam hi kaafi hai. Hidden charges? They'll charge you for the air you breathe! Seriously, get a good lawyer to review the agreement before signing anything.
