Hidden charges for flats are a complete scam in Pune.

I'm looking at a 2BHK in Magarpatta by Capstone Landmarks, around ₹75L. Builder quote mein toh bas basic price dikhate hain, but then suddenly PLC, floor rise, parking, OC... sab add ho jaata hai. What's the real all-in cost for a 2BHK in this area? Any tips to uncover these charges *before* booking? Also, pre-launch discounts are actually discounts or just hype?
