Spent the whole Sunday checking out options in Sector 71, Noida Extension. Honestly, fed up of renting. Builders ki hidden charges ka kya karein? PLC, floor rise, maintenance, registry... total cost bahut badh jaati hai. Everyone talks about base price negotiation, but nobody talks about these 'fixed' costs. Is it even possible to push back on Renowned Group type builders for these? I think not. Change my mind.

I checked the RERA guidelines specifically for Noida properties. While RERA mandates transparency, it doesn't really cap these charges like PLC or floor rise. Builders just list them out. Is there any legal recourse if these charges feel excessive or are added last minute? I mean, a 15th-floor apartment costing 5 lakhs more than a 2nd floor for just 'floor rise' seems insane! Plus, the IFMS (Interest Free Maintenance Security) is also a huge chunk. How do we verify these figures?

U5, legal recourse is tough unless they're not disclosed at all, or they deviate from the agreed-upon terms. If it's in the builder-buyer agreement, then it's usually binding. The only way to 'verify' is to compare across projects in the same locality, like Sector 71 or even nearby areas like Alistonia Estate. It's more about market rates than a fixed formula.

U3, be careful with smaller builders. My cousin went with one in Ajayabpur, lured by lower costs, but the possession got delayed by 3 years! Hidden charges are bad, but indefinite delays are worse. You save on PLC, but pay higher rent for longer. It's a tough choice.

Totally agree with you, yaar. 'Kya karein' is the million-dollar question. I think for Renowned Group, you can't really push back much on these charges. They have their brand value. My friend booked in Alpha I Greater Noida and even there, the builder was rigid on these 'fixed' costs. Try smaller builders, maybe?
