Matlab, yeh kya chal raha hai? Hidden charges like club house membership, 2 years' maintenance advance, and utility connection fees just pop up. PLC toh alag se hai hi. I'm currently in a 2BHK, looking to upgrade. This extra ₹30 lakh impacts my EMI and overall ROI big time. Is this normal in Bangalore now? Yaar, how do you even factor these into your initial negotiation? Feels like a total bait-and-switch. What did you guys do?

This is why I'm so scared to even start looking. Can someone actually list out *all* these potential hidden charges we need to look out for in Bangalore projects? Like, what exactly is PLC and how much does it usually add?
U4, basically you have PLC (preferential location charges for views, higher floors), car parking
Bhai, this is the harsh reality. I faced the same issue last year when I was looking in Akshayanagar. The base price was attractive, but then came the floor rise, car parking, amenities charges, and even something called 'preferential location charges' for a unit facing a common garden! Ended up paying almost 15% more than the advertised price. It's so frustrating because you get emotionally invested, and then they drop these bombs. My loan amount shot up, and I had to cut down on other expenses.
U7 is right. Negotiation is tough. I was looking at a project near Aavalahalli last year, and the builder flat out refused to budge on club membership or maintenance advance. They said it's standard policy. The only thing I could slightly push back on was the utility connection fee, which I argued could be paid directly to BESCOM/BWSSB. But it was a small victory. The bigger charges are fixed.
U6, car parking is usually non-negotiable now, it's a separate deed. For U3, the PLC for a garden-facing unit is often justified by builders as a 'premium view', but it's really just an extra cash grab. I've seen it range from ₹50-150 per sqft.
