₹50,000 extra for PLC charges after signing the agreement for a 2BHK in Budget Homes. I'm so fed up of renting, finally decided to take the plunge, but this is ridiculous. Builders here in Greater Noida, especially around Budget Homes, seem to just add costs out of nowhere. Are these hidden charges common? What did others do when faced with this? Should I just push back hard or is it a lost cause? My EMI vs rent math is already tight.

Listen, this is tough. On one hand, you should absolutely fight for what's fair, especially if it wasn't disclosed. On the other hand, sometimes these 'preferred location charges' are mentioned in the broader terms, even if not highlighted. You need to weigh the cost of fighting (time, potential legal fees) against the ₹50k. If your EMI vs rent is already tight, a delay in possession due to a dispute could be even worse. Try to negotiate, maybe they'll meet you halfway or offer some other concession.
Hidden charges are becoming the norm, especially with the current market conditions in Noida. Builders are struggling with liquidity and delayed projects, so they find ways to squeeze out extra money. RERA might protect you against *some* charges, but not all. You need to check the RERA project registration document for a detailed breakup of all approved costs. Have you looked at that?
Haha, RERA documents. Mera builder toh bolta hai 'Sir, woh toh bas formality hai, final toh yahi hai jo hum bol rahe hain.' Kya karein yaar, sab lootne pe lage hain. My friend's builder even charged extra for a 'power backup connection kit' which was just a wire!
Woh RERA website pe mil jaate hain. Project ID daalo, sab details aa jaati hain. Check the 'Agreement for Sale' proforma there. Compare it with what you signed. If there's a discrepancy, you have a strong case. Don't let them fool you with vague answers.
RERA documents? Kahan milenge woh? Builder toh kabhi dikhata hi nahi sab kuch clearly.
Bhai, push back hard! My cousin got a flat in Alistonia Estate, and they tried to add 'maintenance advance' and 'utility setup' charges that weren't in the initial quote. He refused to pay and threatened legal action. They eventually dropped some of it. Don't just give in, fight for your rights.
Yaar, Budget Homes ka toh naam hi aisa hai, but hidden charges? PLC toh agreement mein clear hona chahiye na? Did you check your sale agreement thoroughly before signing? Sometimes it's buried in the fine print. ₹50,000 for PLC is high for a 2BHK in Greater Noida. Which floor is it? Is it a corner unit or park-facing?
Exactly! And no, floor doesn't always matter for PLC. It's about 'preferred location'. Builder decides what's preferred. Scam!
Sahi baat hai, agreement mein hi hona chahiye. But builders are smart. They might have a clause saying 'subject to change' or 'final charges at possession'. My brother bought in Ajayabpur and the builder sprung an 'infrastructure development charge' at the last minute, almost ₹70k extra!
Oh god, this is so common! My friend faced something similar with a builder near Alpha II. They add these random charges last minute, especially when they know you're desperate to move in. It's a total scam. ₹50k is a lot when every rupee counts, especially for first-time buyers like us.
