Hidden charges in Ghaziabad are outrageous.
I'm so fed up of renting, landlord raised rent again in Indirapuram, honestly, I'm done. Finally taking the plunge to buy a 2BHK in Ghaziabad. Looking at places around Kaushambi, maybe something from BCC Infrastructures. But the 'final' price is never what they quote, right? I'm worried sick about all those hidden charges. Builders quote a base price, then add stamp duty, registration, parking, then some 'preferential location charges' for a higher floor or park-facing view. What about OC, PLC, IFMS, or just random maintenance deposits that pop up right before possession? My budget is around ₹60-65L for a 2BHK. Is there any way to negotiate these extra costs down, or are they non-negotiable? How much extra should I realistically budget on top of the quoted property price for a 2BHK in Kaushambi? Did anyone face crazy surprises at possession time?

Totally feel you on the renting part, bhai. Indirapuram toh loot raha hai. Ghaziabad mein bhi same haal hai hidden charges ka. BCC Infrastructures ka toh pata nahi, but maine suna hai ki Kaushambi mein PLC aur IFMS kaafi high hote hain. Negotiation toh mushkil hai, they just say it's government mandated or project specific.
