₹95 lakh for a 3BHK in Chaukhandi from VPA Infratech, par I'm worried. Hum kids ke school ke paas upgrade kar rahe hain, so location important hai. But I hear about so many hidden charges during possession. Kya super area ka difference real hota hai? Builders just inflate numbers to charge more? Kaise avoid karein these surprises?

U6, RERA ke according, carpet area is what matters most. Super area mein variation ho sakta hai, as it includes common areas. Typically, 15-20% difference between carpet and super area is common. But builders often inflate super area to charge more per sqft. Legal limit as such nahi hai, but RERA ke rules follow karne padte hain, especially regarding what's committed in the agreement.

Mera cousin unke ek project mein phasa hai, delivery date 2 saal late hai aur construction quality bhi compromise ho rahi hai. 95 lakh for Chaukhandi seems high for a builder with such a reputation. Pehle RERA website pe unka status check karo aur reviews padho. Super area ka difference toh real hai, I faced 12% difference in my booking near Ajayabpur.

Super area ka locha toh standard hai, builders ka favourite trick to squeeze more money, especially when you're desperate for possession. This needs to be clarified upfront.
U2, common hidden charges are PLC (Preferential Location Charges) for higher floors or corner units, parking charges, club membership, maintenance advance, power backup installation, and sometimes even IFMS (Interest Free Maintenance Security). Super area ka difference bhi 10-15% tak ho sakta hai. RERA mein sab mention hona chahiye but they find loopholes, so always read the fine print carefully before signing anything.
