PLC, EDC, maintenance deposits – do these builders demand extra at possession? Also, post-booking customer support kaisa rehta hai? Do they even pick up the phone?

I booked a flat in a project near Alpha I, Greater Noida a couple of years back. The builder (not naming names but rhymes with 'Supremacy') initially quoted one price, but then at possession, they added 'development charges' and 'IFMS' (Interest-Free Maintenance Security) that collectively bumped up the cost by almost 7 lakhs! My budget went haywire. Customer support was non-existent after the booking amount was paid. Sirf naye customers ke liye phone uthate hain.
The RERA agreement was vague, it just mentioned 'other charges as applicable'. The builder exploited that loophole. My RERA possession date was Dec 2022, but I finally got possession in April 2024. Almost 1.5 years delay! They just keep extending deadlines. The penalty for delay was peanuts compared to the EMI burden.
