Visited a few projects near Khairpur Gurjar last weekend, including some by Great Value and Geoworks. Honestly, the hidden charges are getting ridiculous. Brochure mein they quote ₹1.2 Cr for a 3BHK, but once you add stamp duty, registration, PLC, parking, and those weird 'club membership' fees, it shoots up to ₹1.4 Cr+. This dramatically impacts my total cost of acquisition. My current 2BHK was much simpler. Is this extra premium justified for Noida Extension? I'm trying to upgrade, but this makes ROI calculations tough. Does negotiation even work on these hidden costs, or do builders just stick to their 'no discount' policy? What's the realistic all-in cost you guys actually paid here?

The OP is right, the 'all-in' cost is what really matters. These hidden charges significantly impact your per square foot rate and future ROI. For Noida Extension, 1.4 Cr for a 3BHK is on the higher side, unless it's a very premium project with excellent connectivity and amenities that are actually delivered. Always compare the all-inclusive price with ready-to-move options nearby. Sometimes, paying a little more upfront for a ready property saves you from these surprises and possession delays. It's a tough call for first-time buyers, but due diligence on these costs is paramount.
Khairpur Gurjar side mein, especially near Alistonia Estate, I've seen builders use these charges to inflate prices without increasing the base rate. Mera ek friend phasa tha ek project mein, initially ₹80L bola, but by the time registration hua, it was nearly ₹1 Cr. The builder delayed possession by 2 years and then demanded extra for 'super-duper amenities' which weren't even in the original plan. Always get everything in writing, even the smallest charge. Don't trust verbal commitments, they will backfire badly.
U7, you've hit the nail on the head! This is a common tactic. The market conditions in Noida Extension right now are a bit tricky, with supply being high. Builders know they can't raise base prices too much, so they cleverly add these 'other charges'. It's all about perception. It makes buying feel like a minefield.
Same pinch! I'm looking at projects in the same area. Did anyone actually manage to get a waiver on the club membership or parking charges? They seem non-negotiable.
Bhai, club membership and parking are usually fixed, especially with bigger builders. They bundle it as 'amenities'. Best you can do is try for a discount on PLC (Preferential Location Charges) if your unit isn't facing a park or main road. That's where some flexibility might exist, but even that is rare these days.
Totally agree with U1! Yeh hidden charges toh poora game hi change kar dete hain. Builders ka toh alag hi math hota hai. Bohut frustrating hai.
