Honestly, I'm a bit annoyed with how builders hide charges. We're looking for a 3BHK in Sector 138, maybe Arsh Group, for the kids' school. But advertised price isn't the full picture. Beyond stamp duty and registration, what are the common hidden charges? Like for electricity meter, society fund, maintenance advance... kitna extra lag jaata hai possession tak? Aur negotiation kitna possible hai on these?

Totally relate! Mera bhi same experience raha hai. Builders bas attract karne ke liye base price kam batate hain.
Same here. Main Alistonia Estate mein ek flat dekh raha tha, wahan bhi base price attractive laga but jab final quote aaya toh 12-15 lakh extra the only for these charges. Shock lag gaya tha. Better to ask for a full breakup from day one.
Bhai, tumne toh dil ki baat keh di! Sector 138 mein Arsh Group ka naam sunte hi dimaag mein pehle se hi hidden charges ghoomne lagte hain. Mere friend ne bhi wahan dekha tha, bol raha tha ki almost 15-20% extra add ho jaata hai final cost mein. PLC (Preferential Location Charges), IFMS (Interest Free Maintenance Security), club membership, parking, power backup... list lambi hai. Kya aapne RERA docs check kiye hain for their current projects? Usme thodi clarity mil sakti hai.

Haan, RERA docs mein toh basic charges likhe hote hain, but they often use vague terms like 'development charges' or 'utility setup charges'. Arsh Group ke project 'Arsh Residency' mein maine dekha tha ki GST, IDC/EDC (Internal/External Development Charges), Fire Fighting Charges, and even a 'Corpus Fund' alag se add kiye the. RERA mein sab clearly nahi hota.
