Hidden charges make base price negotiation useless.
Budget finalised, loan pre-approved – now stuck on true costs. My kids have moved out, so we're selling our big house in Punjabi Bagh and looking for a manageable 2BHK in Sarvodaya Enclave, ideally with an elevator near a hospital. We visited an Aakriti India project there, and the quoted price for a 2BHK around ₹1.8 Cr initially seemed okay. But then the agent started adding on PLC, parking, stamp duty, registration, and suddenly it's looking like ₹2.2 Cr+. My discovery? These 'extra' charges aren't really extra, they're part of the *actual* price. So, negotiation shouldn't just be on the base rate, right? Kitna negotiation possible hai on these all-in costs in New Delhi? And are there more hidden charges that only pop up near possession time, like utility connections or maintenance deposits? Builders often don't clarify this upfront. Koi experience share kar sakta hai ispe, especially for South Delhi properties? Hope this helps someone else avoid the same surprise.

OMG, this is so real! Exactly what I'm facing in Alaknanda. Base price kuch aur, final price kuch aur! Builders toh bas customer ko phasane ka tareeka dhoondhte hain.
Haan bhai, Alaknanda mein bhi builders ka same game hai. Mera friend Anand Niketan mein dekh raha tha, usko bhi same surprise mila. Initial quote sunke lagta hai 'chalo theek hai', but jab final figure aata hai toh hosh ud jaate hain. Isliye toh confidence nahi
