Kitna difference hota hai super area aur carpet area mein actually? I'm looking at a 2BHK in Sector 17A by Himalaya Corporation Limited, aur brochure mein super area hi dikha rahe hain. My budget is around ₹78L, but I'm worried about the all-in cost. Builder bol raha hai ki sab included hai, but I've heard about hidden charges like PLC, parking, aur electrical meter costs. Kitna extra lag jaata hai possession tak? Is it like 10-15% more than the quoted price? Parents bolte hain builders pe bharosa mat karo.

Mere saath bhi yahi hua tha jab maine Alpha I Greater Noida mein ek flat dekha tha. Quoted price ₹65L tha, but jab final figures aaye toh parking, club membership, power backup, aur even maintenance advance add karke ₹75L cross kar gaya. Almost 15% extra! Aur yeh sab RERA ke naam pe bolte hain ki transparent hai, but details chhupa dete hain. Builders toh bas apna profit dekhte hain, first-time buyers ko confuse karke.
Super area mein common areas bhi include hote hain jaise lift lobby, stairs, walls. Carpet area is just what's inside your walls. Usually, super area 25-35% zyada hota hai carpet area se, so you're paying for a lot of shared space. Himalaya Corporation ka track record bhi utna clean nahi hai. Sector 17A mein unke previous projects mein delays aur quality issues suni hain. Careful rehna, especially with their payment plans.
Exactly! Ajayabpur mein ek project mein mera dost fas gaya tha. Super area dikhaya 1200 sqft, carpet nikla 800. Bahut bada difference hota hai, especially for a 2BHK, aur price toh super area pe hi calculate karte hain.

Totally agree, yaar! Builders always have some hidden costs. My friend booked in Greater Noida West and got a shock near possession. They never tell you the full picture upfront, especially for a first-time buyer like us. Bahut darr lagta hai ki budget out ho jaayega.
Absolutely! IFMS (Interest Free Maintenance Security) aur electrical infrastructure charges toh end mein hi pata chalte hain. Mera toh ₹2.5L extra laga tha just for these when I bought in Greater Noida.
