Hidden charges most buyers miss in Udyog Vihar, Sohna

My current house sale is almost done, so we're seriously looking for a smaller place now. Udyog Vihar in Sohna seems okay, but I'm worried about hidden costs. Are the quoted maintenance charges actually what you end up paying? And what about the actual long-term water/electricity supply issues there? Any specific things to watch out for before buying a compact 2BHK there?
