₹78 lakh for a 2BHK in Gurudwara Colony by Neev Sai Creations sounds okay, but I'm worried about hidden charges. Kitna extra lagta hai possession tak? Stamp duty, registration ke alawa aur kya kya hota hai? Super area ke naam pe builders kya trick karte hain? Honestly, samajh nahi aa raha total cost kitni hogi. Any tips for a first-time buyer?

Sahi pakda hai bhai. Neev Sai Creations ka naam suna hai, unka track record thoda mixed reviews wala hai. Usually, electrical meter charges, society formation charges, maintenance deposits, and even legal fees for the loan documents are extra. Builder kabhi bhi upfront nahi batate yeh sab.
U2, you hit the nail on the head. Super area ka toh alag hi drama hai. Builders will quote a super area of, say, 1000 sqft for a 2BHK, but the carpet area turns out to be barely 650 sqft. The difference
Exactly what I'm worried about! 78L for a 2BHK in Gurudwara Colony sounds decent, but my friend in Akurdi got fleeced with 10L extra charges by a different builder. Builder agreement mein sab likha nahi hota, aur baad mein surprise dete hain. Bahut tension ho rahi hai yeh sab soch ke.
Haan, Akurdi mein bahut builders aise karte hain. My cousin booked near Sinhagad Road, they added 'amenity charges' for the swimming pool and gym which were supposed to be included. Plus, car parking space ke liye bhi alag se charge kar diya 2.5 lakh. It’s a complete scam, you end up paying for things twice.
