Visited Uttam Associates' Seelampur project last week. Builder ne price kuch aur bola tha, but ab all-in cost mein itne hidden charges add ho gaye hain. PLC, parking, utility charges... mera budget pura bigad gaya hai. 2BHK se 3BHK upgrade ka socha tha, par ye dekh ke frustration ho rahi hai. Ye charges negotiate ho sakte hain ya sab builders ka yahi scene hai?

Be very careful, especially with builders who don't clearly list all charges in their RERA filing. Uttam Associates ka track record toh mixed hai, suna hai. Make sure the 'all-inclusive' price they quote matches what's registered with RERA. Agar nahi, toh red flag hai. Don't sign anything till you have the full, final cost breakdown on paper.

But sometimes, if you're buying a higher floor or a corner unit, they might waive off some PLC in a scheme. Utility charges are standard. Always ask for a 'no-additional-cost' clause in your agreement if possible, though it's rare. Better to get the full breakup in writing before paying booking amount.
But can we negotiate these charges? Like PLC ya parking? Or is it fixed for everyone? I thought only the base price is negotiable.
Same pinch! I was looking at a project near Anand Vihar, and the builder quoted X, but the actual cost ended up being X+20% due to all these 'extra' charges. Parking, club membership, electricity meter, even some 'development charges' that felt made up. I walked away. It's frustrating when you plan your budget so carefully.

U5, U4 is probably talking about the XYZ Residency one. I heard similar stories. The base price was attractive, but the per sqft rate after all charges was insane, like ₹8000/sqft for that area. Much higher than market rate.

Totally relate! Builders first show a low price to hook you, then add so many charges later. Mera bhi 2BHK se 3BHK ka plan tha but ab lag raha hai ki rehne hi do. Ye PLC, IDC, FFC kya-kya hota hai, samajh hi nahi aata. Is it even legal to hide these?
Bhai, ye toh common practice hai. Always ask for the *all-inclusive* price break-up upfront. Aur RERA agreement mein kya likha hai, woh bhi check karna. Builders play these games.
