Hidden charges that builder brochures conveniently forget to mention

I'm seriously fed up of renting, landlord ne phir se rent badha diya. Finally taking the plunge and buying something in Noida. But these builders, man! I'm looking at some properties in Sector 150. Seriously considering one from Godrej. But I heard about hidden charges at possession. PLC, EDC, IDC...yeh sab kya hai? Brochure mein toh kuch nahi likha tha. My budget is around 80L, and I don't want extra surprises. Godrej ka track record sahi hai ya nahi? Also, heard Supertech is a big no-no, legal issues and all. Anyone faced similar issues? What did you do? Should I just stick to ready-to-move? Honestly not sure what to do. EMI vs rent math isn't adding up after these extra costs!
