Exactly! They show you one price, then slowly, like a drip, add on 'preferential location charges,' 'floor rise,' 'maintenance advance,' 'power backup installation.' By the time you've signed, you're paying 15-20% more than what was initially discussed. It's a trap!
You're spot on! My cousin booked a flat in Ajayabpur, and the builder did the same thing. The base price was Rs 4500/sq ft, but with all these charges, it ended up being closer to Rs 5300/sq ft. That's a massive difference when you're talking about a 1000 sq ft flat. They just keep adding new terms to justify the higher cost, and by then, you're already emotionally invested. It's so unfair for budget-conscious buyers.

Totally agree with you! Novelty Developers ka toh yahi scene hai. I almost booked with them in a project near Alpha I Greater Noida two years back. Base price was decent, but then they hit me with all sorts of charges like 'club membership,' 'IFMS,' and a 'development charge' that felt completely arbitrary. It added almost 12% extra. Negotiation ke naam pe bas thoda sa discount on PLC de dete hain, but overall cost wahi rehti hai. It's so frustrating for first-time buyers like us.
