Price negotiation in Gurgaon is mostly a myth, not gonna lie. I work in real estate but buying for myself is totally different, yaar. Looking for a 2BHK near Sector 37, budget ₹1.5 Cr max for end-use. Emaar ke projects dekhe hain, base price seems okay but then PLC, parking, IFMS... sab add ho jaata hai. Seriously, kitna discount expect kar sakte hain? 1-2% se zyada toh milta nahi, right? What are the typical hidden costs that only pop up near possession? Emaar ka track record kaisa hai with these post-booking surprises?

It's tough out there for first-time buyers, no doubt. While 1-2% discount is realistic for base price, sometimes you
Gurgaon market is super hot right now, especially for 2BHKs in good locations. Demand high hai toh builders discount dena hi nahi chahte, they have the upper hand. Aur yeh hidden costs toh standard practice ho gayi hai to maximise profits. Be very careful with the carpet area vs super built-up area calculation, that's another place they trick you into paying more for less.
Jo post mein hidden charges mention kiye hain (PLC, parking, IFMS), kya yeh RERA mein properly disclose hote hain? Ya phir last minute pe surprise milta hai? I'm looking near Badshahpur and want to avoid this trap.
Ideally, yes, RERA requires full disclosure. But my experience with a project in Baliawas was different. They showed me a 'total cost' initially, but then added club membership, power backup installation, and even some 'legal fees' near possession. It was frustrating because by then, you're already too invested to back out. My advice: ask for a *detailed* cost sheet with *every single line item* before booking, not just the base price. And get it in writing, not just verbal assurances.
RERA guidelines ke according, sab charges transparent hone chahiye. But builders often use ambiguous terms in the agreement. IFMS toh possession ke time hi mangte hain mostly, ya phir final payment ke saath. Parking ka bhi same, booking ke time mention nahi karte properly, ya phir bolte hain 'optional' hai but later it becomes mandatory.
Yaar, Emaar ka track record toh mixed hai. Mere ek friend ne Sector 65 mein liya tha, possession mein 1.5 saal delay aur maintenance charges bhi badha diye without clear reason. PLC, IFMS, EDC/IDC sab add karke 20-25% extra lag gaya tha final cost pe. Aur parking ka toh alag se scam hai, compulsory kar dete hain, woh bhi premium rates pe. Post-booking surprises toh inki USP hai, lagta hai.
Haan bhai, PLC toh ab standard ho gaya hai. Aur builders bolte hain ki yeh government charges hain, we can't do anything. But I feel they inflate it. My cousin faced similar issues near Airport Road, got stuck with a flat that was way over budget due to these hidden costs.
20-25% extra? That's insane! Which project was this exactly? I'm terrified of such surprises.
Bhai, you hit the nail on the head! Gurgaon mein toh yahi haal hai. Builders loot rahe hain, aur yeh hidden charges toh standard practice ho gayi hai. Emaar ka toh especially, base price sunke lagta hai 'chalo theek hai', but then jab final figure aata hai toh hosh ud jaate hain.
Exactly! Especially Emaar ke projects mein, base price attract karta hai but final cost dekh ke dimaag kharab ho jaata hai. Sector 37 ke paas toh aur bhi mehnga hai, upar se yeh sab add-ons. It's a nightmare for budget-conscious people like us.
Totally agree with this! Mera bhi same experience raha. Lagta hai first-time buyers ko hi target karte hain.
